Adaptive Reuse

10 WILMINGTON PLACE- Dayton, OH
A comprehensive renovation of a 327,000 sq.ft. historic structure (circa:1852), that was the largest enclosed square footage until the construction of the Pentagon. Previously a hospital from its original construction, 3D converted the structure into a comfortable 223-unit congregate care facility. Some of the luxuries include assisted living, a 300-seat formal dining room, a full service kitchen, a bank, separate men’s and women’s health spas, hobby and craft areas. There are also large meeting rooms that are used as a community center which provide classroom space for a local community college. The $19.8 million project required a tight 16-month construction schedule to meet the developer’s deadline for their incentive tax credits. The project was completed on time and in budget. HUD awarded 3D the Chief Architect Award for Excellence in Design and Construction Management for this project.
